The Champlain Valley has the Green Mountains to the east of us and Lake Champlain borders the west. 

Lake Champlain is the 6th “Great” lake of North America. Bordered on the east by the beautiful State of Vermont and on the west by majestic Adirondack Mountains of New York State. Lake Champlain is 127 miles long extending from Canada to the locks in Whitehall, New York and is 10 miles wide between Burlington, VT and Port Kent, NY at its greatest point. A lake full of recreational opportunities; if fishing is what you wish, try the championship Bass tournament or the Lake Champlain International Fishing Derby. If recreation is more of your forte, take a day and go sailing, motor boat riding, wind surfing, or ice fishing off of both states shores and take in the Lake region’s sublime environment. For a more in dept expedition of the Lake’s mysteriously murky waters, try scuba diving expeditions of underwater boat wrecks, provided by The Maritime Museum and Basin Harbor Club of Ferrisburgh, VT. The Lake also has its own transportation system: The LCT – Lake Champlain Transportation Company that provides ferry rides over from Grand Isle, VT to Plattsburgh, NY, Charlotte, VT to West Port, NY and Burlington, VT to Essex, NY and for moonlight dinner cruises try Ethan Allen Cruises located in Burlington, VT. Vergennes-The essence of what Vermont is all about. Speculated to possibly be the smallest city in the United States, Vergennes is steeped in history with the war of 1812 and the American fleet built at the base of the Otter Creek Falls by MacDonough and his army, which eventually lead to the defeat of the French on Lake Champlain at the end of the war in mid-19th Century. The beautiful Falls Park, located in the heart of Vergennes with its brick sidewalks of Main Street, and the City Park shaded by towering maples and bountiful shrubbery along with MacDonough’s stone monument and the city bandstand with its summer concerts of the local Vergennes’ High School Band and neighboring Vergennes Opera House Community Players. Activities are just a few reasons to stop and stay awhile. Every summer, Vergennes hosts its annual “Vergennes Day” with face painting, arts and crafts, home-baked goods, plenty of food and a warm, inviting atmosphere welcoming all from far and wide. For more family fun, come join the Memorial Day Parade festivities and the fireworks on the Fourth of July provided by the Vergennes Fire Department at the Basin Harbor Club. Whatever your final destination, Vergennes is sure to be a memorable stop for a day or a lifetime.  

Bristol-a quaint and friendly town tucked into the base of Mount Abraham. It is the largest community in Addison County with a little less than 4,000 people. Main Street is a bustle of activity as fold from the Village and surrounding town meet each other along the inviting downtown with its unique storefronts and restaurants. The Village Park adds to the New England scene with its bandstand and playground for the young and not so young at heart. The village of Bristol has some of the finest architecture in the country. Homes with wide porches, classic barns, and picket fenced yards beaconing homebuyers from every corner of the world. Activities and festivals include The Bristol Harvest Festival, hosted in the late months of summer and early to late months of Autumn, provides crafts, food, music, games and entertainment for the whole family. For all of those in the Holiday spirit, join the town’s people of Bristol for their annual Fourth of July Parade – the longest running parade in Vermont, with games, food, outhouse racing, activities, music, fireworks and much, much more.  

Middlebury- our County seat offers a little bit of everything. The home of Middlebury College, the Morgan Horse Farm, Breadloaf Campus, Sheldon Museum, and a vibrant downtown that bridges the Otter Falls. The largest of Addison County’s towns the activities are varied and vast but still embracing the New England charm. The central park hosts’ concerts, plays, children programs, auctions, and family fair all summer long. The renaissance of downtowns in Addison County started in Middlebury with its bricked crosswalks, pedestrian friendly sidewalks, and several stopping spots along the way. Middlebury is also the host of the infamous Waybury Inn. The very same Inn used in the 1982-1990-television sitcom “Newhart” hosted by actor Bob Newhart. Come and enjoy a good hockey or golf game, a peaceful bike ride through downtown Middlebury and across the falls or relax under a tree eating Ben and Jerry’s ice cream down in Frog Hollow. Middlebury is a great compromise between small town and suburban living. Just forty minutes away from Burlington.

Buying Land and New Construction >From the Ground Up

Buying land is different from buying a home, because you must resolve issues relative to land use restrictions, utilities, access and easements before building. When you locate land that seems right for your house, visit the local planning department before making an offer.

Ask whether city sewer, water and electricity are available. If not, you will need to calculate the expenses of installing a well and testing the soil for a septic system. The land will be zoned for residential, business, or agricultural purposes. Does the zoning permit you to build the house you want? Are there easements on the lot that will limit where you can build or how you can access the property? Ask about the long-range plans for use of the surrounding land. The land will be more attractive if the city intends to build a park or new school nearby. But if a six-lane highway or a waste treatment facility are in the city's future plans, you may decide to look elsewhere for a place to build your dream home.
